If you own a mobile or manufactured home, generic roofing advice doesn't quite fit. Your roof is usually low-slope or flat, the structure is lighter, and you've got a money-saving option a regular house doesn't: roofing over the existing roof instead of tearing it off.
Typical cost
Because mobile-home roofs are smaller and lower-pitch, they usually costless than a site-built roof — commonly $1,500–$7,000depending on size (single- vs double-wide), material, and whether you tear off or roof over. A double-wide with a full tear-off and metal sits at the higher end.
Your main options
Metal roof-over (most popular)
Aluminium or steel panels installed over the existing roof. Durable, reflective (cuts cooling bills in hot climates like Houston), and avoids tear-off cost. The go-to for most manufactured homes.
Rubber / TPO membrane
A single-ply membrane rolled over a flat or near-flat roof. Excellent for stopping the leaks low-slope roofs are prone to; needs occasional recoating.
Asphalt shingle
Possible if your home has enough pitch and the structure supports the added weight. Looks like a traditional house roof, but not suitable for truly flat roofs.
Tear-off vs. roof-over
- Roof-over is cheaper and faster — but only if the existing roof is dry and sound underneath. Trapping moisture causes rot.
- Tear-off costs more but lets you fix any decking damage and start fresh. Best if there's existing water damage.
